Corporate Branch Office -   This assignment involved the valuation of a corporate branch office for an insurance company.  The client wanted to evaluate the value of the asset for internal financial planning and sought consulting advice on market conditions and sell/lease considerations.

Student Apartments -   We were hired by an apartment developer to complete a market study to determine the viability of adding 100 furnished student apartments near a well known university campus in Indianapolis.  Based upon our recommendations the client chose to revamp their development plan to increase the competitive orientation of the project.

Industrial Single User -   This assignment involved the appraisal of an existing industrial property for a lender seeking to finance a growing landscaping business.  This type of asset represents one of the most stable asset classes in the Indiana market. The owner started this business in high school and has been growing ever since.

Manufactured Home Community -   This assignment involved the valuation of an existing manufactured home community for the purpose of obtaining financing for expansion.

Unique Multi-Tenant Offices -   This assignment involved the valuation of a unique multi-tenant office property. The client was seeking financing and also had plans to sell the property.

Medical Offices -  This project is located in the Fort Worth, Texas urban medical office district and involved analyzing supply/demand relationships as a risk assessment tool for a large insurance company.  The resulting market study was used by management to assess investment risk within the defined submarket.

Indoor Athletic Facility -   This assignment involved the going concern valuation of an athletic facility.  The report was used by the client for financing and partnership dissolution.

Retail Strip Center -  This assignment involved the valuation of a retail strip center that was being purchased by a regional investor.  The buyer had plans to renovate the property and improve operations.

Proposed Corporate Office Park – 85 Acres -  This assignment involved the completion of a development analysis and feasibility study of a proposed mixed use office park.

Proposed Urban Townhome Development -   This assignment involved the valuation and feasibility of a proposed urban townhome development that is located in a neighborhood known as Fall Creek Place in Indianapolis, Indiana. This unique community that is funded by public and private funds represents one of the most noted urban renewal stories in the country.
